Good morning,The least expensive unit that I have is $875.Selection Criteria - These are the minimum requirements to be considered for application approval, but do not guarantee approval:
Income: Combined gross income of at least three times the monthly rent, verified by submission of recent paystubs. Self- employed applicants may be asked to submit two years of signed tax returns or IRS 1099 forms. Applicants who are not employed
must provide proof of income.
Residential History: At least two years residential history is required, and rental history must be rated satisfactory or better, with
no record of evictions. Rental history with prior landlords must show good payment history, with no complaints for disturbances or
illegal activity, no bounced checks, and no history of damage or failure to leave the property in good condition upon move-out.
Credit History: No history of slow pays, judgments, eviction filings, collections, liens, or bankruptcy within the last three years. All information collected is confidential. We do not provide copies of the credit report to you or tell you its contents, but we will give the
contact information of the credit reporting agency that prepared the report to request a copy.
Criminal History: Any applicant with a felony record that was adjudicated guilty or had adjudication withheld for the past seven
years will be denied. Any conviction for crimes that are drug-related, sexual related, murder related, or arson related will cause the
application to be denied.
Valid current photo ID: driver's license, military ID, passport, or state ID is acceptable.
Occupancy: Maximum of 2 people per bedroom, except children under four years old. Our policy also does not allow renting to
more than two unrelated adults in a single unit.
Pets: Applicant must complete Pet Application/Registration Form that includes information including Licensing info for each
applicable pet, Veterinarian contact information and the pet's emergency caretaker. Pet must be spayed or neutered. A copy of all
Pet Rules and Regulations are available upon request.
Condo or Homeowner's Associations: Some associations have their own application and approval process in addition to ours.
You will need to apply separately, and your approval with Roe Rentals, Inc will be contingent upon approval of the Association.
Security Deposits: Security deposits are held in good faith that the property will be returned in the same condition as it was upon move in, and as security against default in rent. Depending upon the rental history and credit history of the applicants, additional security deposits may be required. We reserve the right to require a co-signor and/or a higher security deposit. Co-signors will be
accepted at the discretion of management and must meet all minimum application criteria and must reside in the state of Florida.
Exceptions: Any exceptions must be submitted in writing for consideration. If allowed, additional rents, security deposit, or co-
signers may be required.
Multiple Applications: Sometimes we receive multiple applications on the same property within a short time frame. If this
happens, we will process all applications for consideration for what we choose as the "best applicant", which may or may not be the first application received. Sometimes more than one applicant is "approvable" but we will only Approve one. It takes time and cost to evaluate all applications received, whether or not the applicant is approved. Therefore, it is our policy that ALL application fees are non-refundable. However, if we find you another suitable property within our inventory within sixty days, you may apply for no additional fee.
